This allows us to directly monitor the renovation of all of our properties, control the costs, and ensure that all work is performed to our exacting standards. And because we eliminate a third party contractor's markup, our costs are substantially less than our competitors and the projects realize the savings in added value.
Whether our apartment projects need minor refurbishing or major renovations, A.N. Shell Group performs the work to not only maintain the building, but to add value to the original investment. Building this additional competitive edge is one more way we go a little further to make our returns a lot higher.
In executing our construction work, once the scope of work is determined, an estimate and schedule is developed so that you as a building owner know what to expect. All trades are coordinated so that work is done in the most expedient manner. To minimize the spread of dust and debris, all work areas are prepared as well as any adjacencies.
Our construction management team is equipped to handle complex construction issues that arise when renovating old building stock. These challenges include rebuilding structural elements of your buildings as well as working around tenants in occupancy. When required for structural work, temporary bracing and shoring is installed to make the job-site safe. Most importantly, consistent on-site supervision is provided to ensure that safety measures are followed and that the work is completed in a professional manner.
